If you have never sold a home before, the listing process can feel like a black box. You sign some papers, an agent puts up a sign, and somehow a few weeks later you are at closing. But there is a lot happening in between.

Here is exactly how the listing process works in Georgia, step by step, so you know what to expect from day one.

Step 1: Free Consultation and Home Evaluation

Everything starts with a conversation. We sit down with you, in person or by video, to understand your goals: why you are selling, your timeline, what you need next, and what kind of experience you want. Then we walk through your home to evaluate its condition, features, and potential. This is also the time to talk through any life transitions behind the move, so we can support you properly.

Step 2: CMA and Pricing Strategy

Your agent prepares a Comparative Market Analysis (CMA), comparing your home to recently sold properties, active competition, and expired listings in your neighborhood. From that data, we develop a pricing strategy. Price is the single most important decision in the sale: too high and the home sits; too low and you leave money on the table. We explain the reasoning behind every number so you understand the strategy, not just the price.

Step 3: Home Preparation

Before the home goes live, we help you prepare: decluttering, depersonalizing, making minor repairs, refreshing paint, improving curb appeal, and staging where it makes sense. Staging is included as part of our full listing process, not an extra add-on. Decluttering alone can make a dramatic difference. We give you an honest, prioritized list of what will actually move the needle, so you are not spending money on things that do not matter.

Step 4: Professional Photography and Walkthrough Video

Professional photos are non-negotiable in today's market. Listings with professional photography sell faster and for more money. At Team Haigh, every listing also gets a professional walkthrough video, which drives significantly more buyer engagement than photos alone. Buyers watch videos to decide whether to schedule a showing, so this step directly affects how much traffic your home gets.

Step 5: Dedicated Listing Website

Every Team Haigh listing receives its own custom website featuring the photos, walkthrough video, floor plan, neighborhood information, school details, and a direct scheduling link. This is a level of presentation most sellers never see, and it makes your home stand out to buyers and their agents.

Step 6: MLS Listing and Marketing Blitz

On launch day, your agent enters the listing into the First Multiple Listing Service (FMLS), which automatically syndicates it to Zillow, Realtor.com, Redfin, and hundreds of other sites. Then the marketing blitz begins: social media promotion on Instagram, Facebook, YouTube, and TikTok, email campaigns to qualified buyers, and targeted promotion to the buyer agents who work your neighborhood. This is the moment your home becomes visible to the entire market.

Step 7: Showings and Open Houses

Once the listing is live, showing requests start coming in. Your agent coordinates every showing, follows up with each buyer's agent for feedback, and hosts open houses to attract buyers who prefer to tour without a scheduled appointment. That feedback loop is critical: it tells us whether the price is right and whether anything about the presentation needs to change.

Step 8: Offer Evaluation and Negotiation

When offers arrive, your agent evaluates more than just the price. Financing strength, earnest money deposit, contingencies, closing timeline, and special terms all matter. If you receive multiple offers, your agent guides you through the strategy: accept the strongest, ask for highest and best, or counter. Negotiation is where experienced representation pays for itself many times over.

Step 9: Due Diligence and Inspection

After acceptance, Georgia's due diligence period begins, typically 7 to 14 days. The buyer schedules a home inspection, reviews the title, and confirms financing. Your agent coordinates access, reviews the inspection report with you, and negotiates any repair requests. Knowing which repairs to agree to and which to push back on protects your bottom line. In Georgia, the buyer pays a non-refundable due diligence fee directly to the seller, which stays with you even if the deal falls through.

Step 10: Closing with a Georgia Attorney

Georgia is an attorney-closing state. At closing, both parties (or their attorneys) meet to sign the final documents, transfer the deed, and settle all funds. Your agent coordinates with the buyer's lender, both attorneys, and the title company to keep the transaction moving, tracks every contract deadline, and troubleshoots any last-minute issues. The seller pays the documentary stamp tax ($1 per $1,000 of sale price), prorated property taxes, and any agreed-upon closing costs. When the keys change hands, the process is complete.

How Long Does the Whole Process Take?

In our market, a well-priced, well-marketed home typically goes under contract within 2 to 6 weeks of listing. From contract to closing, the typical timeline is 30 to 45 days. So the full journey, from consultation to keys, usually takes about 2 to 3 months. Of course, every home is different, and we will give you a realistic timeline specific to your property during the consultation.
