The Value

Why Staging Matters

Staging transforms a house from "for sale" to "sold" by helping buyers emotionally connect with the space. When a buyer walks into a staged home, they stop looking at square footage and floor plans, and start imagining dinner parties, family movie nights, and quiet mornings with coffee on the patio.

Professional staging highlights a home's best features, minimizes flaws, and creates a lifestyle vision buyers can see themselves in. A well-staged room tells a story, and buyers buy the story as much as they buy the house.

In a competitive market, staging is what separates your home from the one down the street. When two comparable homes go on the market at the same price, the staged one nearly always sells first, and often for more.

1-5%

Higher sale price for staged homes versus non-staged homes, according to the National Association of Realtors.

33-50%

Fewer days on the market for staged homes, based on NAR data. Staged listings sell faster across every price range.

95%+

Of buyers start their search online. Staged homes photograph better, and first impressions matter more than ever.

Our Approach

Team Haigh's Staging Approach

We help you stage your home using the furniture and pieces you already own. Our staging consultation service is built around expert guidance on furniture placement, room flow, decluttering, depersonalizing, and creating buyer appeal using what you already have.

We walk through your home room by room and show you exactly what to move, remove, and rearrange. You don't need to buy new furniture or rent pieces to make your home market-ready. With a few strategic adjustments, most homes can be transformed into spaces buyers fall in love with.

If you want additional furniture beyond what you own, we'll connect you with trusted staging furniture providers in the area. Those arrangements are separate and handled directly between you and the provider. Our role is to guide, not to bring in furniture ourselves.

And here is what sets us apart: our staging consultation is included as part of our full-service listing process. It is not an extra add-on or an upcharge. When you list with Team Haigh, staging guidance is part of what you get. No hidden fees. No surprise costs. Just a home that is ready to sell at its best, using the pieces you already have.

Virtual Staging

Virtual Staging: Three Looks, One Home

In addition to physical staging guidance, Team Haigh offers virtual staging for your listing photos. We identify the three most likely buyer profiles for your specific home (e.g., young professional couple, growing family, empty nester downsizer) and create three distinct virtual staging styles based on those buyer profiles. This shows how the same rooms could look with different furniture and design aesthetics.

Virtual staging helps potential buyers visualize themselves in the space, regardless of their personal style. These photos are used in online listings, social media marketing, and your property website to appeal to the broadest possible audience. The result: more buyers connecting emotionally with your home, more showings, and faster offers.

FAQ

Frequently Asked Questions About Home Staging

Do I have to pay extra for staging?

Staging consultation is included with every Team Haigh listing. If you want additional furniture beyond what you own, we can connect you with trusted staging furniture providers. Those costs would be separate and arranged directly with the provider.

How long does a staging consultation take?

Most in-home staging consultations take about 60-90 minutes. We walk through every room with you, offering specific guidance on furniture placement, what to remove, and how to present each space for maximum buyer appeal. You can implement the changes on your own timeline.

Does my home need to be vacant for staging guidance to work?

Not at all. Our staging approach is designed for homes that are currently occupied. We work with your existing furniture and decor, showing you how to rearrange and edit what you already have. For vacant homes, we can connect you with staging furniture providers who can bring in rental pieces.

What rooms do you focus on during a consultation?

We focus on the spaces that matter most to buyers: living room, kitchen, master bedroom, bathrooms, and entryway. These are the rooms that photographs highlight and that buyers remember. Depending on the property, we may also offer guidance on secondary bedrooms, home offices, or outdoor living spaces.
