Marietta and Kennesaw are red-hot with 12-day market times and fierce competition. Canton commands a median price that rivals Marietta. Dallas and Cartersville still offer the most affordable entry points, but their appreciation trajectory is accelerating as buyers seek value further from the city center.

Marietta: The Fastest Market in the Region

Marietta leads NW Metro Atlanta in both price and velocity. With a median sale price of $550,000 and just 12 median days on market, it is the region's premium market. The city sold 919 homes in the most recent quarter, nearly double the volume of any other city.

What drives Marietta's appreciation? Location is the biggest factor. Marietta is closer to Atlanta (about 25 minutes to Midtown) than any of the other cities we serve. East Cobb's top-tier schools (Walton, Pope, Lassiter, Wheeler) attract families willing to pay a premium. Inventory is tight, with just 476 active listings against that 919-home sales volume. When homes are selling faster than new listings come on, prices rise.

The Marietta market has been consistently tight for years, and there is no sign of that changing. Cobb County is largely built out, meaning limited new construction in the most desirable areas. As long as demand from relocating families and professionals continues to outpace supply, Marietta will remain one of the fastest-appreciating markets in the region.

Kennesaw: Fast Growth at a Lower Price

Kennesaw matches Marietta's blistering 12-day pace but at a significantly lower median price of $449,450. That combination makes Kennesaw one of the best value plays in the region for buyers who want fast appreciation without the Marietta price tag.

Several factors drive Kennesaw's growth. Kennesaw State University's continued expansion brings students, faculty, and supporting businesses. The downtown revitalization has added new dining and retail. Excellent schools in the Harrison and Kennesaw Mountain districts are a major draw for families. And the city's position along the I-75 corridor gives residents a manageable commute to both Atlanta and the growing employment centers in Cobb and Cherokee counties.

With only 141 active listings in the most recent quarter against 264 homes sold, Kennesaw's inventory is even tighter relative to demand than Marietta's. When a well-priced home hits the market in Kennesaw, it typically goes under contract within days, often with multiple offers.

Canton: The Surprise Contender

Canton's $530,000 median price is striking. It rivals Marietta's $550,000, even though Canton is further from Atlanta and has traditionally been more affordable. What changed?

Canton has become one of the fastest-growing cities in Cherokee County, driven by new construction, an expanding downtown, and access to the Northside Hospital Cherokee medical campus. The city's location along Highway 575 provides a straight shot to the I-75 corridor. Newer construction homes command premium prices, pulling the overall median up significantly.

Canton sold 491 homes in the quarter, the second-highest volume after Marietta. With 19 median days on market, the pace is slightly slower than Marietta or Kennesaw, but that reflects more available inventory (323 active listings) rather than weak demand. Canton is catching up fast to the more established Cobb County markets.

Woodstock and Acworth: Steady Appreciation

Woodstock ($495,000 median, 14 DOM) and Acworth ($425,000 median, 14 DOM) represent middle-of-the-pack appreciation that is anything but mediocre. Both cities offer steady, reliable growth driven by strong fundamentals.

Woodstock's appeal comes from its vibrant downtown, the Outlet Shoppes, and the Greenprints Trail System. New construction continues to push prices up, and Woodstock High School's reputation draws families. At $215 per square foot, Woodstock commands the second-highest density after Marietta.

Acworth offers the best value among the faster-appreciating markets. At $425,000 median and $185 per square foot, buyers get Lake Allatoona access, a charming downtown, and strong schools in the Allatoona district. The slightly lower price point means Acworth attracts both first-time buyers and move-up families, creating diverse demand that supports stable appreciation.

Dallas and Cartersville: Most Affordable, Appreciation Potential Ahead

Dallas ($377,990 median) and Cartersville ($365,000 median) are the most affordable markets in the region. Their 25-day days on market reflect a slower pace, but that is exactly what makes them attractive for appreciation-focused investors.

Here is the case for appreciation in these markets: as the more expensive cities (Marietta, Kennesaw, Woodstock) continue to rise in price, buyers naturally look outward for better value. Dallas and Cartersville benefit from this price spillover. As Paulding and Bartow counties grow their employment bases and infrastructure, demand for housing in these areas will increase, pushing prices up from a still-low base.

For investors and first-time buyers, Dallas and Cartersville offer the highest potential percentage appreciation over the next 3-5 years. A $50,000 gain on a $365,000 home is a 13.7% return, while the same dollar gain on a $550,000 Marietta home is just 9.1%. The lower entry point magnifies the impact of appreciation.

What Drives Appreciation?

Across all seven cities, four factors consistently drive home price appreciation in NW Metro Atlanta:

  • School Quality: This is the single biggest driver of home values in our market. East Cobb's premium schools (Walton, Pope, Lassiter) support the highest prices and fastest appreciation. Kennesaw's Harrison and Kennesaw Mountain districts follow closely. Even in more affordable markets, homes in the best school zones command a significant premium.
  • Location and Commute: Proximity to Atlanta and major employment centers directly affects prices. Marietta benefits most from its I-75 access and short commute. Kennesaw and Acworth follow. Canton, Woodstock, and the more distant cities trade commute time for space and affordability.
  • Job Growth: The Atlanta metro area continues to attract corporate relocations and expansions. Lockheed Martin in Marietta, KSU in Kennesaw, Northside Hospital in Canton, and the industrial growth in Cartersville all create high-paying jobs that support housing demand.
  • New Construction and Supply Constraints: Cobb County is largely built out, meaning limited new supply in established areas. That scarcity supports existing home values. Cherokee County still has developable land, so new construction there moderates appreciation somewhat but also draws buyers who want modern homes.
