The back-to-school rush has settled down, families have adjusted to new routines, and a second window of opportunity opens before the holiday season. If you have been on the fence about buying or selling, the next four to six weeks may be the most strategic window of 2026.

Here in NW Metro Atlanta, three major factors are converging as we head into fall: mortgage rates have stabilized in the mid-to-high 6% range, inventory continues to build across all four counties, and the seasonal shift is bringing motivated buyers and sellers together. What Has Changed Since Summer?

The NW Metro Atlanta market has been gradually normalizing throughout 2026, and the trends we saw developing in late summer have carried into the fall transition. Here is a snapshot of where things stand as of late August:

Mortgage Rates Have Stabilized

As of late August 2026, the 30-year fixed mortgage rate is averaging around 6.68% to 6.78%, depending on the source. That is down from the 7%+ peaks we saw earlier but still above the 6.0-6.3% range some buyers were hoping for. The good news is that rates have been stable, not volatile, which gives buyers confidence to plan. The 15-year fixed rate is averaging around 5.95%, which appeals to move-up buyers and those with significant equity.

Inventory Is Growing Across the Region

Cobb County alone had over 3,600 active listings in the spring, and inventory has continued to climb through the summer. Metro Atlanta overall has about 3.4 months of supply, still technically a seller's market but steadily approaching balanced territory. Buyers in Cherokee County have about 11% more inventory than this time last year. In Paulding and Bartow counties, the increase is even more noticeable.

Prices Are Holding Steady

Median prices across the region have not dropped significantly. In Cobb County, the median sale price was around $469,000 in Q2 2026, up 5.4% year-over-year. Marietta's median sits around $475,000 to $480,000. Woodstock's median is around $495,000. The softer markets like Cartersville and Dallas remain affordable entry points at $365,000 to $378,000. The key takeaway: prices are not falling sharply. The market is cooling, not crashing.

Days on Market Have Lengthened

Homes are taking longer to sell. Cobb County averaged about 41 days on market in the spring. In slower markets, that number stretches to 25-48 days. Compare that to 2022, when many homes sold in under a week. Sellers need to be realistic about timelines and buyers can take more time to make thoughtful decisions.

Many families paused their search once school started in early August. That means fewer buyers actively looking in September and October compared to the spring rush. Less competition often translates into better negotiating power and fewer bidding wars.

Buyers who close before the end of the year can deduct mortgage interest and property taxes on that year's taxes. Sellers who close in the fall have their proceeds in hand before the holidays. Both sides have practical reasons to move before December.

More inventory means more choices. With active listings up across Cobb, Cherokee, Paulding, and Bartow counties, you have genuine options. You can compare multiple homes in your price range, in different neighborhoods, and take the time to find the right fit. That was not possible in the hyper-competitive market of 2021-2023.

Negotiating power is real. Nearly 40% of active listings have reduced their price at least once. Sellers are offering concessions like closing cost assistance and rate buydowns. In a market where buyers have leverage, you can structure a deal that works for your budget. If you are looking in Cartersville or Dallas, that leverage is even stronger than in Marietta or Woodstock.

Rates are manageable, not ideal. Nobody loves 6.7% mortgage rates. But at today's rates, a buyer with good credit and a 10% down payment on a $450,000 home would have a monthly payment around $2,900 including taxes and insurance. That is not cheap, but it is workable for many dual-income households. And if rates drop in the future, refinancing is always an option.

City-by-city opportunities vary. If you are looking for fast market activity and strong resale value, focus on Marietta and Woodstock. Fall outlook: Solid. Median around $408,000. Kennesaw offers the best speed-to-value ratio in Cobb County. The Kennesaw Mountain area and Harrison High School zone remain highly desirable. Sellers should see consistent showings, while buyers have more options than in previous years.

Acworth

Fall outlook: Balanced. Median around $421,000 to $475,000. Lake Acworth and the downtown area continue to draw interest. With more inventory available, buyers can take their time comparing options. Sellers near the lake or top schools should do well with proper pricing and presentation.

Woodstock

Fall outlook: Solid. Median around $495,000. Woodstock's downtown remains a major draw. Cherokee County schools and the walkable downtown lifestyle keep demand steady. This is one of the stronger markets in the region heading into fall.

Canton

Fall outlook: Moderately balanced. Median around $416,000 to $530,000 depending on neighborhood. The new Cherokee High School opening is a positive development. More inventory and longer days on market give buyers negotiating room. Sellers should focus on competitive pricing and curb appeal.

Cartersville

Fall outlook: Softening but affordable. Median around $365,000. The most affordable entry point in the region. Buyers have significant negotiating power. Sellers need to price realistically and present their homes well. This is a great opportunity for first-time buyers and investors.

Dallas

Fall outlook: Softening but affordable. Median around $378,000 to $380,000. Paulding County has seen significant new construction, adding to inventory. Buyers have time and negotiating power. Sellers should focus on competitive pricing, curb appeal, and marketing to buyers looking for value.
