Social Media Post: Is the NW Metro Atlanta Housing Market Cooling?

For Facebook, Instagram, LinkedIn - October 12, 2026

Option 1 - Facebook / LinkedIn (longer):

Is the NW Metro Atlanta housing market cooling? By the numbers, yes, gently. And honestly, that is mostly good news for buyers and sellers alike.

Here is what the October data shows:

Rates: the national 30-year fixed average hit 7.40% for the week ending October 8 (Freddie Mac), the highest since November 2023. But Fannie Mae projects about 6.8% in Q4 2026 and roughly 6.7% in 2027. The forecasts do not call for a big drop.

Prices: September's metro Atlanta median came in at $387,460 (Georgia MLS), essentially flat month over month, while pending sales fell 23% from August and active listings rose about 6% year over year. Buyers have more homes and more time to choose than they have had in years.

Counties: Cobb and Cherokee stay the steadiest, with well-priced homes still moving in two to three weeks. Paulding and Bartow are the most buyer-friendly, with the most negotiating room, and about 45% of Bartow listings have cut price this year.

First-time buyers, one bright spot: Georgia Dream is offering eligible buyers a 6.625% 30-year fixed rate (effective October 8) with down payment assistance up to $10,000 (standard) or $12,500 (PEN). That is well below market.

Sellers: the pre-holiday window is still open, but pricing matters more now than it has in years. Price against current comps, present well, and plan for negotiation.

Option 2 - Instagram / Facebook (shorter):

Is the NW Metro Atlanta market cooling? The October numbers, in three lines:

7.40%: the national 30-year fixed rate for the week ending October 8 (Freddie Mac), a three-year high. Forecasters expect only modest easing, so waiting for a big drop is likely to disappoint.

$387,460: September's metro Atlanta median (Georgia MLS), roughly flat, while pending sales fell 23% from August and inventory keeps climbing. Buyers have real negotiating room, especially in Dallas and Cartersville.

6.625%: the Georgia Dream first-time buyer rate (effective October 8) with up to $10,000 or $12,500 in down payment assistance. Check it before you settle.

Sellers: the pre-holiday window is open, but price against today's comps, not last year's. Cooling means balance, not a crash.
