Late August market update for NW Metro Atlanta, and the news is encouraging whether you are buying or selling.

Mortgage rates have ticked slightly lower, settling around 6.2% to 6.4% for the 30-year fixed. That is not a dramatic drop, but it translates into real savings. On a $450,000 home, the difference from early August is roughly $100 less per month.

Inventory continues to grow. Cobb County alone has nearly 1,200 active listings. Cherokee has almost 700. That means buyers have more options and more time to make thoughtful decisions. And with roughly 39% of listings reducing their asking price across the metro, buyers have room to negotiate.

For sellers, the strategy is clear: price it right from day one, present it beautifully, and consider offering buyer incentives like rate buydowns. Homes that do these three things are still finding qualified buyers quickly.
