Mortgage rates ticked back up in September, and that is the honest headline. Freddie Mac's weekly survey put the national 30-year fixed average at 6.95% for the week ending September 17, 2026, up from 6.76% the week before, while Georgia lender quotes have been running around 7%.
Here is what that means where you live.
Metro Atlanta keeps tilting toward buyers. The freshest August numbers show active listings near 22,900, up about 3% from a year ago, and closed sales running about 5% below last year's pace. Buyers have more choice and more time to evaluate than they have had in years, especially in Cherokee, Paulding, and Bartow county communities.
First-time buyers, one bright spot: Georgia's Georgia Dream program is offering eligible buyers a 30-year fixed rate of 6.000%, effective September 17, with down payment assistance up to $10,000. That is about a full point below market rates. Worth asking about before you settle for a market quote.
For sellers, the fall window is still real. Homes listed in the next few weeks can still close before the holidays, but pricing and presentation decide everything in a balanced market.
