October is here, and if you are wondering whether this is a good time to buy or sell in NW Metro Atlanta, here is the honest, data-backed answer.
Rates: Freddie Mac's weekly survey put the national 30-year fixed average at 6.95% for the week ending September 17, 2026. That is up from August, but nobody's forecast calls for a big move in either direction through year end.
Inventory: metro active listings near 22,900, up about 3% from a year ago, with closed sales running about 5% below last year's pace. Buyers have more homes and more time to choose than they have had in years.
Prices: the July metro recap put the median around $405,000 (up about 2.5% year over year), and the forecasters we track expect prices to hold roughly flat to modestly higher into Q4. Dallas and Cartersville offer the most room to negotiate; Marietta and Kennesaw still move fast.
First-time buyers, one bright spot: Georgia Dream is offering eligible buyers a 6.000% 30-year fixed rate (effective September 17) with down payment assistance up to $10,000. That is about a full point below market rates.
Sellers: the window to close before the holidays is still open, but only if you list in the next few weeks and price for today's buyers, not last year's.
