Rates just hit 7.28%, the highest since November 2023, so it is completely natural to wonder: should I just wait for rates to come down before buying in NW Metro Atlanta?

Here is the honest answer, straight from the numbers:

What the forecasters actually predict: Fannie Mae and the MBA both expect the 30-year fixed to average about 6.7% to 6.8% through 2027. That is roughly half a point of relief, a year or more away, not the big drop buyers are hoping for.

What waiting costs: on a $400,000 home with 20% down, today's 7.28% payment is about $2,190 a month. Getting to a 6.7% rate saves about $125 a month. Meanwhile rent keeps building someone else's equity, and prices are not forecast to fall.

What today has going for it: metro Atlanta inventory is up about 10% year over year with roughly 5.4 months of supply, buyers have real negotiating room, and Georgia Dream still offers eligible first-time buyers a 6.375% rate with up to $10,000 in down payment assistance.
