If you have been watching the NW Metro Atlanta real estate market, you have probably noticed something has shifted this summer.
The red-hot seller's market of a few years ago has given way to something more balanced. And for buyers who have been waiting on the sidelines, the landscape is starting to look more favorable than it has in a while.
Here is what the numbers say as of late August 2026:
Mortgage rates have ticked down. The 30-year fixed rate is averaging around 6.2 to 6.4 percent for well-qualified buyers, down from the 6.75 percent range we saw in early August. On a $450,000 home with 20 percent down, that saves roughly $100 per month compared to a month ago. On a $550,000 home in Marietta or Woodstock, the savings are closer to $140 per month.
Inventory continues to rise across all four counties we serve. In Cobb County, active listings are up 10.6 percent year over year, giving buyers more choices. Months of supply sits at about 5.1 in Cobb, 4.6 in Cherokee. In a balanced market, that means neither buyers nor sellers hold all the cards. Sellers are more willing to negotiate on price, closing costs, and concessions like rate buydowns.
Days on market are climbing. Across metro Atlanta, the average home now takes about 55 to 65 days to sell. Homes that are priced right and presented well still move faster, but the urgency from the pandemic era is gone. Buyers have time to think, to compare, and to make sure they are making the right decision.
Median prices have softened slightly. Cobb County is down about 2.4 percent year over year. Cherokee County is down roughly 1.1 percent. In Paulding and Bartow, the declines are more pronounced, which means value-focused buyers have even more room to negotiate.
What does this mean for you if you are thinking about buying?
If your life situation says it is time to move, the conditions right now are about as buyer-friendly as we have seen since 2020. More homes to choose from. Less competition. Sellers who are willing to negotiate. And mortgage rates that, while not historically low, are better than they were a few weeks ago.
The best time to buy is not when the market is perfect. It is when your life is ready, and the market gives you a reasonable window. Right now, that window is open.

One of the things we love most about NW Metro Atlanta is how each community comes alive in the fall. September through November, there is something happening almost every weekend across our seven towns.
Here are some of the highlights we are looking forward to this season:
Marietta: The Marietta Square kicks off fall with their annual Arts in the Park festival (September 12-13), featuring over 150 artists, live music, and food vendors on the lawn. The Marietta Farmers Market runs through October on Saturdays from 9 am to noon. Glover Park has free concerts every Friday evening through late September.
Woodstock: The Woodstock Fall Festival at the Northside Amphitheater (October 10-11) is one of the biggest community events in Cherokee County. Live bands, a craft beer garden, a kids zone, and local food trucks. The Woodstock Farmers Market runs through October every Saturday from 8:30 am to noon in the Market Street parking lot.
Acworth: Cauble Park hosts the Acworth Art Fest (September 26-27) with artists from across the Southeast. The Lake Acworth sunset concert series wraps up in early September. And the Acworth Farmers Market runs every Friday evening at Logan's Crossing through October.
Kennesaw: The Kennesaw Mountain National Battlefield Park is beautiful in the fall with the leaves changing. The annual Kennesaw Farmers Market on Main Street runs Saturdays through October. Downtown Kennesaw also hosts Halloween on Main, a family-friendly trick-or-treat event on October 30.
Canton: The Canton Fall Festival (October 17-18) fills the historic downtown with vendors, food, live entertainment, and a car show. The Cherokee County Farmers Market in Canton runs Saturdays through October. And the Riverfest at Boling Park features music, food, and family activities in late September.
Cartersville: The Cartersville Oktoberfest (October 2) is a can't-miss event on the downtown square with German food, live music, and a biergarten. The Cartersville Farmers Market at the Dellinger Park pavilion runs through October on Saturdays.
Dallas: The Paulding County Fall Festival (October 9-10) at the Paulding County Fairgrounds is the big one. Hayrides, pumpkin patch, live music, and a community market. The Dallas Farmers Market at the corner of Main Street and Hardee Street runs through October.
