October has long been one of the strongest buyer months of the year in NW Metro Atlanta, and this October has the numbers to back it up. Metro Atlanta active listings sit near 22,900, up about 3% from a year ago (FMLS Atlanta Core, August 2026 preliminary). That is more homes to choose from than buyers have seen in years. The families who had to be settled before the school year are done shopping, so the buyers still looking are serious and there are fewer of them competing. And in cities like Dallas and Cartersville, where homes average about 25 days on market, sellers expect a conversation, not a bidding war.

On the rate side, the national average is not the only number that matters. Georgia Dream is offering eligible first-time buyers a 30-year fixed rate of 6.375% as of October 1, with down payment assistance up to $10,000. Local lenders, rate buydowns, and seller concessions all bring real numbers below the headline.

The honest translation: a rate can be refinanced later. A home's price, location, and school district cannot. Waiting for "normal" rates may mean waiting a long time, and the inventory you are looking at this month may not be there.

October is the month NW Metro Atlanta communities show off, and this weekend is a great example.

Saturday, October 10: the Acworth Book & Storytelling Festival returns to Tanyard Creek Overlook from 10 a.m. to 3 p.m., with 40-plus local authors, storytellers, and quilt displays. The same day, Canton hosts its Multicultural Festival at Harmon Park.
