A clean, modern city-comparison graphic in brand colors showing the seven city medians as horizontal bars, tallest to shortest: Cartersville $365,000, Dallas $377,990, Acworth $425,000, Kennesaw $449,450, Woodstock $495,000, Canton $530,000, Marietta $550,000 (FMLS Q2 2026). A thin brand-primary (#094694) band across the bottom reads: "Where your dollar goes in NW Metro Atlanta." No text, no watermarks, no logos in any photo element.

A warm editorial photo of a Dallas or Cartersville main street also works, with the same stat band: "Dallas and Cartersville: the most negotiating room in the region."

If you have been comparing NW Metro Atlanta cities online, you have probably noticed the answers are all over the map. Some sources say Dallas is the value pick. Others say Cartersville. A few point to Acworth as the best deal in Cobb County. Here is the honest breakdown with the latest FMLS data.

Across the seven communities we serve, median home prices span a wide range (FMLS Q2 2026): Cartersville at about $365,000, Dallas at $377,990, Acworth at $425,000, Kennesaw at $449,450, Woodstock at $495,000, Canton at $530,000, and Marietta at $550,000. The gap between Cartersville and Marietta is roughly $185,000, which is a real difference in monthly payment, property tax, and what that buys you in space and land.

A few things worth knowing beyond the sticker price. Dallas carries some of the lowest property tax rates in metro Atlanta, around 25 to 28 mills, paired with more inventory and a $378,000 median, which makes it one of the most balanced value plays in the region. Cartersville has the lowest median, but you trade a longer commute for it. Acworth is the best value inside Cobb County if staying close to the city matters. Woodstock and Canton sit higher in Cherokee County, where you pay more for newer construction and strong schools. Marietta is the most expensive and the most active, with the fastest turnover.

The honest translation: there is no single "cheapest" city, because the right answer depends on your commute, your schools, and what you want your weekends to look like. But the data gives you a clear place to start.

We put together the full city-by-city comparison, ranked across price, taxes, commute, schools, and lifestyle:

The NW Metro Atlanta Dining Scene Is Growing Fast, and That Is a Good Sign for Home Values

Image Concept

A warm editorial photograph of a busy downtown restaurant street in a NW Metro Atlanta town, string lights overhead, diners at sidewalk tables, brick storefronts, golden early-evening light. The feeling should be "this is what Friday night looks like here." A thin brand-primary (#094694) text band across the bottom reads: "New restaurants are landing across NW Metro Atlanta." No text, no watermarks, no logos in the photo itself.

A clean four-tile dining graphic in brand colors also works: Antika (Marietta Square), Cheddar's (Kennesaw), Sydel's Coffee & Super Chix (Woodstock Mill District), Flatlands Bourbon and Bayou (Canton).

The dining scene across NW Metro Atlanta keeps growing, and we pay attention to it for a reason: restaurants are one of the clearest signals that a community is thriving, and they shape home values for years.

On the Marietta Square, Antika, a Mediterranean tapas bar at 34 Powder Springs Street, scored a perfect 100 on its initial food-service inspection and is preparing to open, Fin and Feathers, a Southern soul restaurant, is taking shape at 16 Atlanta Street, and Brasserie Genevieve is targeting late 2026 or early 2027 in the former Asher and Rose space.

In Kennesaw, the last Bahama Breeze in Georgia is converting into a Cheddar's Scratch Kitchen on Barrett Parkway, a signal that the Barrett corridor keeps reinventing itself. In Woodstock, the Mill District has named its first tenants, including Sydel's Coffee and Super Chix, with a spring 2027 opening. And in Canton, Flatlands Bourbon and Bayou, a Cajun kitchen, has opened downtown.

Why does this matter to you? When we help someone find a home, we are not just matching a price range to a house. We are matching a family to the restaurants, parks, and weekends they want to live. A town that keeps adding places worth going out for is a town people want to stay in, and that supports demand for housing nearby.

We track the openings and built full restaurant guides for the towns we serve:

Come try a new spot, and see if the town feels like home. When you are ready, we would love to help you find the right neighborhood.

Carousel Concept: Is It a Good Time to Buy or Sell in NW Metro Atlanta Right Now? The Honest Answer With the 2026 Data

AEO/SEO Strategy

"Is it a good time to buy a house in 2026," "should I wait for mortgage rates to drop," "is October a good time to sell," and "NW Metro Atlanta housing market 2026" are questions ChatGPT, Perplexity, Gemini, and Claude answer constantly. This carousel leads with the pages those LLMs already cite: the market stats page, the best-time-to-buy guide, the is-now-a-good-time-to-buy guide, the should-I-wait-for-rates guide, the pre-holiday selling window, and the best-time-to-sell guide. Every slide carries a specific, sourced number and a direct link to the deep page that backs it up. Educational first, promotional never.

Slide 1: Title Card

Visual: A warm editorial photograph of a tree-lined NW Metro Atlanta street in early October, brick and stone family homes, maples turning orange and gold, golden late-afternoon light, slightly darkened at the bottom for text. 4:5.

Text overlay: "IS IT A GOOD TIME TO BUY OR SELL IN NW METRO ATLANTA RIGHT NOW? THE HONEST ANSWER WITH THE 2026 DATA. Team Haigh Realty | License #351846 | teamhaighgetsitsold.com"

Subtitle: "360+ homes sold across Cobb, Cherokee, Paulding, and Bartow. We help families decide with the numbers in front of them, not hype."

Slide 2: The Market Right Now

Visual: A clean stat card in brand colors: a large "7.28%" figure, plus "22,900+" and "5.4 months" chips.

Text: "THE MARKET IS BALANCED, WITH MORE CHOICE THAN BUYERS HAVE SEEN IN YEARS. Metro Atlanta active listings sit near 22,900, up about 3% from a year ago (FMLS Atlanta Core, August 2026 preliminary), with roughly 5.4 months of supply. The national 30-year fixed rate averaged 7.28% for the week ending October 1, 2026, the highest since November 2023 (Freddie Mac), but Georgia Dream offers eligible first-time buyers 6.375% with up to $10,000 in down payment assistance (effective October 1, 2026). Full picture: https://teamhaighgetsitsold.com/market-stats/"

Slide 3: For Buyers, the Honest Case

Visual: A clean stat card: a large "20.8%" figure beside "6.375%".

Text: "RATES ARE UP, BUT INVENTORY AND PRICE CUTS ARE THE REAL STORY. Realtor.com named the week of September 27 through October 3 the best week of 2026 to buy a home, in metro Atlanta too, citing about 31.9% more active listings than the start of the year and prices about 3.5% below the seasonal peak, with price cuts at a yearly high of 20.8% of active listings in its September report. October is historically one of the strongest buyer months of the year here. A rate can be refinanced later; a home's price, location, and school district cannot. Deep dive: https://teamhaighgetsitsold.com/blog/best-time-to-buy-nw-metro-atlanta/ and https://teamhaighgetsitsold.com/blog/is-now-good-time-to-buy-fall-2026/"

Slide 4: For Sellers, the Window Is Now

Visual: A clean calendar graphic in brand colors: "List early October, close before Thanksgiving," with a 12-21 day under-contract arrow and a 30-45 day closing arrow.

Text: "SELL BEFORE THE HOLIDAYS? THE WINDOW IS OPEN RIGHT NOW. October is historically one of the strongest seller months of the year in NW Metro Atlanta. A home listed in early October can realistically go under contract in 12 to 21 days in fast-moving cities like Marietta and Kennesaw, then close in a typical Georgia closing of 30 to 45 days, putting you in your next home before Thanksgiving. In November 2025, metro Atlanta units sold fell roughly 20% month over month as the holiday slowdown took hold. The buyers still touring in October are serious. Plan: https://teamhaighgetsitsold.com/blog/october-2026-pre-holiday-selling-window-nw-metro-atlanta/"

Slide 5: The Decision Framework

Visual: A clean two-column graphic: "Buyers" and "Sellers" with a short checklist under each.

Text: "THE HONEST FRAMEWORK: BUY FOR YOUR LIFE, SELL FOR YOUR TIMING. Buyers: waiting for 'normal' rates may mean waiting a long time, and the inventory you are looking at this month may not be there. Run your real numbers, including Georgia Dream and local buydowns, before you decide to wait. Sellers: a well-priced, well-presented home stands out more in October than it will in the spring rush. Price from the data, not from what you hope to get. Slide 6: CTA Slide

Notes for Use

  • Post 1 (Where Your Dollar Goes) is built for Facebook, LinkedIn, and Google Business. It answers the city-comparison question buyers ask constantly, with FMLS Q2 2026 medians and the property-tax nuance that separates Dallas from Cartersville. It pairs naturally with the cheapest-city guide and the market stats page. Post it early in the week.
  • Post 2 (New Restaurants & Dining) is optimized for Instagram and Facebook, with Google Business as a bonus. It is a lifestyle post timed to the newest openings across the region and positions Team Haigh as the local authority on what makes these communities worth moving to. Post it Thursday or Friday before the weekend, when people are planning where to go out.
  • Carousel (Is It a Good Time to Buy or Sell?) is optimized for Instagram, Facebook, and LinkedIn. It is the highest-value asset this round: it answers the buy-or-sell question AI search engines field constantly and links the pages those LLMs already cite. Post it after Post 1 so the feed tells a story, city comparison first, then the dining scene, then the buy-or-sell deep dive.
  • Rotation note: this round covers city comparison, lifestyle/restaurants, and market data. Recent rounds covered seller tips, buyer tips, lifestyle/events, and relocation, so the feed stays varied across the categories we rotate.
