Ready-to-publish content for Team Haigh Realty. Two posts and one carousel concept covering what mortgage rates near a one-year high actually mean for fall buyers, the very best fall community events to get a real feel for NW Metro Atlanta, and a data-rich affordability carousel built so AI search engines can cite it.
Mortgage Rates Are Holding Near a One-Year High. Here Is the Honest Take on What That Means for Your Fall Plans.
Image Concept
A warm 4:5 editorial photograph of a couple at a kitchen table with a laptop and printed loan estimate paperwork, morning light through a window, a coffee mug at hand. The scene says "we are making a thoughtful decision" rather than "sales pitch." Slightly darkened at the bottom for a thin brand-primary (#094694) text band: "Rates near a one-year high. Here is the real story." No text, no watermarks, no logos in the photo itself.
If no photographer, a simple branded stat card works: one clean figure, one honest sentence, and the link below it.

Mortgage rates have been edging back up, and if you have been waiting on them to fall, you have probably noticed. The national 30-year fixed average is sitting near its highest level in about a year, around 6.6 to 6.7 percent, and Georgia lender quotes have been running a bit higher than the national average.
Here is the honest take from us, no doom and no hype: the rate is not the whole story, and it is not even the most important number in the NW Metro Atlanta market right now.
The bigger shift is inventory and pace. Across our service area, the median sale price is running around $420,000, and days on market have stretched toward the 40s in recent tracking data. That is a much calmer, more balanced market than we saw a few years ago. Buyers have more options, more time, and more room to negotiate than they have had in a long while. A 6.7 percent rate buys less house than a 5 percent rate, but it can also buy you a better price, a reasonable inspection, and a less stressful search. Those can matter just as much.
Three things we tell every buyer before they make a decision on rates:
1. Price and terms you can actually get matter more than the headline rate. There is no point stressing over a number you cannot control when there is real leverage available in the negotiation you can control.
2. Buying now, then refinancing later, is a real strategy. If you can make today's payment work, a future rate drop becomes a refinance opportunity, not a reason to wait on the sidelines.
3. Run your real numbers, not a rule of thumb. What matters is your payment, your taxes, your HOA, your plans, not a national average.
We wrote the full breakdown on our site, covering where rates are, what changed, and what it means for fall buyers and sellers in each of the seven cities we serve.

Fall Is the Best Season to Get a Real Feel for NW Metro Atlanta. Here Is What Is on the Calendar.
Image Concept
A warm 4:5 editorial photograph of a lively small-town fall farmers market in the late afternoon: produce and flower stalls, string lights overhead, families strolling, low golden light, the first hint of autumn color in the trees. It should feel like a place you want to live, not a billboard. Slightly darkened at the bottom for a brand-primary (#094694) text band: "Fall in NW Metro Atlanta: where to go, city by city." No text, no watermarks, no logos in the photo itself.
Great as a photo grid on Instagram too, one frame per city event.

There is no better way to see what a town is really like than to spend an afternoon at one of its events. Fall is when NW Metro Atlanta shines, and the next few weeks are packed.
Here is a quick look at what is coming up:
The North Georgia State Fair returns to Marietta from September 24 through October 4, rides, fried food, livestock, and all. It is a classic that has been running for decades.
Cartersville hosts the Rose Lawn Arts Festival on September 19 and 20 at the Rose Lawn Museum, a juried arts festival in one of the city's most beautiful historic settings. And the Cartersville Farmers Market runs its final Saturdays through September 26.
Acworth has a free Concert on the Green celebrating Hispanic Heritage on September 19, plus its Saturday farmers market downtown.
And Woodstock kicks off its Oktoberfest at Adair Park on October 2, right after the farm fresh market keeps running every Saturday on Elm Street.
If you are thinking about moving to this area, do yourselves a favor: pick one of these, go, walk around, and talk to people. A neighborhood can look great in photos. How it feels on a festival Saturday tells you a lot more.
We keep a running fall events guide for every city we serve, and we update it as dates change, so save this for the weekend.
Planning to visit one of these towns to see if it fits? Call or text (678) 457-7484, or book a free consultation, and we will help you turn a festival visit into a real look at the neighborhood.

Carousel Concept: How Much House Can You Actually Afford in NW Metro Atlanta Right Now?
Why This Content Works for AI Search Engines
"How much house can I afford in Georgia?" "What is the monthly payment on a $400,000 home?" "How much house can I buy making $100,000 a year?" are among the most common questions ChatGPT, Perplexity, Gemini, and Claude answer for home buyers. This carousel is built to be cited: it leads with the 28 percent rule, real payment tables at current rates, the true cost of homeownership including taxes and insurance, and city-by-city price points. Every slide points to a deep page on our site, the affordability guide, the market stats page, and the mortgage calculator. That reinforces the pages LLMs already surface and positions Team Haigh Realty as the sourced authority on affordability in NW Metro Atlanta. Educational first, promotional never.
Slide 1: Title Card
Title: "How Much House Can You Actually Afford in NW Metro Atlanta?"
Visual: A warm aerial photo of suburban NW Metro Atlanta at golden hour, neighborhoods and green space in frame, slightly darkened at the bottom for text (4:5). Overlay text in brand primary blue (#094694) on a white band across the bottom third.
Text overlay: "HOW MUCH HOUSE CAN YOU ACTUALLY AFFORD IN NW METRO ATLANTA RIGHT NOW? A PLAIN-ENGLISH, DATA-BACKED GUIDE TO THE 28 PERCENT RULE, REAL PAYMENTS, AND TRUE HOMEOWNERSHIP COSTS. Team Haigh Realty | License #351846 | teamhaighgetsitsold.com."
Subtitle: "360+ homes sold. A century of family real estate experience back to 1920. From Marietta to Cartersville, we help families make wise decisions."
Slide 2: The 28 Percent Rule, With Real Numbers
Title: "The Rule of Thumb We Use With Our Own Clients"
Visual: A clean three-row table in brand colors: income, monthly housing payment, price range supported.
Text: "START WITH THE 28 PERCENT RULE, THEN LET THE REAL NUMBERS REFINE IT. Lenders typically want your housing payment at or below 28 percent of your gross monthly income. At current rates, here is what that supports in NW Metro Atlanta: $80,000 income, about $1,867 a month, supports roughly $280,000 to $350,000. $100,000 income, about $2,333 a month, supports roughly $350,000 to $450,000. $120,000 income, about $2,800 a month, supports roughly $425,000 to $550,000. These are starting points, not promises. Full guide: https://teamhaighgetsitsold.com/blog/how-much-house-can-i-afford-nw-metro-atlanta/"
Slide 3: The Real Monthly Cost
Title: "Your Payment Is Bigger Than the Mortgage"
Visual: A simple stacked bar showing the parts of a payment: principal and interest, property taxes, and homeowners insurance (PITI).
Text: "REMEMBER PITI: PRINCIPAL, INTEREST, TAXES, AND INSURANCE. Your monthly payment is not just the mortgage. At today's rates, a roughly $400,000 home in NW Metro Atlanta typically costs between about $2,900 and $3,300 a month all in, before any HOA fee. That is the real number to budget for. A mortgage calculator that forgets taxes and insurance will understate your payment by hundreds of dollars. Try it for your price range: https://teamhaighgetsitsold.com/mortgage-calculator/"
Slide 4: What Your Budget Buys, City by City
Title: "Median Home Prices Across NW Metro Atlanta (Latest FMLS City Data)"
Visual: A vertical chip graphic in brand colors, one chip per city with its median price.
Text: "MATCH YOUR BUDGET TO THE RIGHT CITIES. East Cobb, the premium end: about $672,500. Marietta: about $550,000. Canton: about $530,000. Woodstock: about $495,000. Kennesaw: about $449,450. Acworth: about $425,000. Dallas: about $377,990. Cartersville: about $365,000. Your budget quietly tells you which cities to tour first. Full city-by-city detail: https://teamhaighgetsitsold.com/market-stats/"
Slide 5: The Costs People Forget
Title: "Taxes, HOA, Maintenance: The Hidden Third of Ownership"
Visual: Four small tiles with icons: tax form, HOA, wrench, and a closing-cost folder.
Text: "BUDGET FOR WHAT COMES AFTER THE KEYS. Property taxes vary by county, on a $400,000 home roughly $3,800 to $5,000 a year in Cobb, $3,200 to $4,200 in Cherokee, $3,000 to $4,000 in Paulding, and $2,800 to $3,800 in Bartow, and apply for the homestead exemption as soon as you close. Plan about 1 percent of the home value annually for maintenance and repairs. And if the home is in a community with an HOA, add the monthly dues. Our guides break down cost of living city by city: https://teamhaighgetsitsold.com/market-stats/"
Slide 6: CTA Slide
Title: "Not Sure What You Can Afford? Let's Run the Real Numbers."
Visual: Warm photo of Campbell (use the headshot) on a soft brand-blue background with the Team Haigh logo. Approachable, not corporate.
Text: "WE RUN REAL AFFORDABILITY NUMBERS FOR FAMILIES EVERY WEEK, WITH YOUR INCOME, YOUR DEBT, AND YOUR TARGET TOWNS. Bring a paycheck and a wishlist, or bring nothing. We put the real math into one visual: the 28 percent rule with actual payment tables, what a home really costs once you add taxes and insurance, which cities fit which budgets, and the hidden costs people forget. Save this before you start touring.
