Marietta and Dallas are both "NW Metro Atlanta." They are not the same market, and if you are shopping either one, this matters more than any national headline.
Here are the real numbers from the FMLS data we compiled, city by city.
Marietta: median price around $550,000, about 12 days on market, and 919 homes sold last quarter. It is the most active market in the region, with the strongest demand and the fastest pace. A well-priced home can be under contract in under two weeks.
Dallas: median price around $377,990, about 25 days on market, and 461 homes sold last quarter, with property tax rates around 25 to 28 mills, among the lowest in metro Atlanta. Buyers here have time and room to negotiate, and the tax savings are real: roughly $1,200 to $1,800 a year compared with Cobb County on many price points.
Two different budgets, two different paces, two different strategies. That is the honest truth about this region, and it is exactly why we never give one-size-fits-all advice.
All of this sits inside a bigger, slower trend. The latest FMLS release shows metro Atlanta pending sales running roughly 29 percent below a year ago, inventory has climbed toward four to five months of supply, and analysts describe the market as firmly buyer-friendly. But the metro story only takes you so far. In Marietta, speed still wins. In Dallas, patience pays.
