Here is the honest, data-backed snapshot of the NW Metro Atlanta market right now. It is not one market. It is two.

Under roughly $400,000, homes are still competitive. Entry-level buyers are out in force, correctly priced homes keep drawing multiple offers, and in Cherokee County close to a quarter of sales still closed above asking price through the summer.

Between roughly $460,000 and $560,000, inventory is building. That is the band where homes sit longer, where sellers have had to adjust price, and where buyers finally have room to negotiate. Metro-wide, about 4 in 10 active listings have had their price reduced at least once.

The geography matters as much as the price band. Marietta and Kennesaw homes still sell in a median of about 12 days. Acworth and Woodstock run about 14. Canton about 19. Dallas and Cartersville around 25, and that is where buyers have the most leverage.
