Mortgage rates just crossed 7% again. Here is what that actually means if you are buying or selling in NW Metro Atlanta.

Freddie Mac put the national 30-year fixed average at 7.03% for the week ending September 24, up from 6.95% the week before and 6.30% a year ago. It is the first time the weekly average has printed above 7% in months, and it is the story everyone is asking us about this week.

Here is the honest read, not the headline.

First, nobody credible is forecasting a quick drop. Fannie Mae and the Mortgage Bankers Association both project rates near 6.7% to 6.8% through 2027. Waiting a year for a half-point improvement, while paying a year of rent, usually nets out worse than buying now and refinancing later if rates ease.

Second, 7% is historically normal. The 2% and 3% rates of the pandemic years were the anomaly. Rates near 7% are uncomfortable for buyers who have only known the last decade, but they are not a market signal by themselves.

Third, the market underneath the rates is shifting in buyers' favor. Metro Atlanta active listings sit near 22,900, up about 3% from a year ago, with roughly 5.4 months of supply. In Marietta and Kennesaw, well-priced homes still go under contract in about 12 days. In Dallas and Cartersville, buyers have real room to negotiate around 25 days.

Here is what the October market actually looks like for sellers in NW Metro Atlanta, and it is better than the rate headlines suggest.

A home listed in late September or early October still has time to find a buyer, close, and let you move before Thanksgiving. Every year the buyer pool shrinks meaningfully once the holidays settle in, and it does not meaningfully return until January. The families serious about a 2026 closing act now, not in December.

That said, buyers have more choices than they did a year ago. Metro Atlanta inventory is up about 3%, and buyers with rates near 7% compare carefully. The first two to three weeks on market decide the trajectory: an honest, data-backed list price attracts serious buyers from day one, and an inflated one accumulates days and usually sells for less. That is just how balanced markets work now.
