If you are shopping in NW Metro Atlanta right now, the honest truth is that where you look matters as much as when. The four counties we serve are moving differently, and the latest numbers show real value differences.

Here is the freshest snapshot we have, from rolling 30-day data in late August 2026:

Bartow County: median around $341,900, up about 5.2% year over year, homes going pending in about 30 days.

Paulding County: median around $359,997, down about 4.9% year over year, days-to-pending about 33.

Cobb County: median around $405,000, down about 1.1% year over year, homes averaging about 42 days on market.

Cherokee County: median around $486,375, roughly flat year over year, about 42 days on market.

When you break it down by city, the value story gets even clearer. Cartersville has the lowest median home price in the region at about $365,000. Dallas is right there at about $377,990 and carries the lowest property tax rate in metro Atlanta, 25 to 28 mills, with homes averaging about 25 days on market, which means real room to negotiate. And if you want Cobb County schools and amenities, Acworth is the most affordable entry point at about $425,000.
