Social Media Post: Mortgage Rates Drop to 7.24%

For Facebook, Instagram, LinkedIn - November 2, 2026

Option 1 - Facebook / LinkedIn (longer):

Mortgage rates just came down for the second straight week, and for NW Metro Atlanta that is worth a read.

Freddie Mac's 30-year fixed average fell to 7.24% for the week ending October 29, 2026, down from 7.32% the week before and 7.40% in mid-October. On a $350,000 loan, that is roughly $38 a month in savings from the October peak, about $13,700 over the life of the loan.

Here is what is happening alongside the rates: early October reads put the metro median near $411,000 with about 4.4 to 4.7 months of supply, a balanced to buyer-favorable market, while September closed with about 21,000 homes for sale, the region's highest inventory in 13 years. Buyers have negotiating room in Cartersville and Dallas, well-priced homes still move quickly in Cherokee, and Georgia Dream is still at 6.750% for eligible first-time buyers with up to $10,000 in down payment assistance.

Two weeks of lower rates does not rewrite the year, and we are not going to pretend it does. But if you have been waiting on the rate headlines to make a decision, now is a perfectly reasonable time to run your real numbers. No pressure, just the math for your move.

Have a great day.

Option 2 - Instagram / Facebook (shorter):

Rates are down again: 7.24%.

Freddie Mac's 30-year fixed average fell for the second straight week, from 7.40% in mid-October to 7.24% for the week ending October 29. That is about $38 a month less on a $350,000 loan than at the October peak.

The bigger picture for NW Metro Atlanta: record inventory, a balanced-to-buyer market, and negotiating room in Cartersville and Dallas. First-time buyers, Georgia Dream is still at 6.750% with up to $10K in down payment assistance.

Suggested image: The blog post hero, a warm early-November shot of a quiet tree-lined NW Metro Atlanta street with brick and stone homes, a for-sale sign on one lawn, and maples in full gold and orange at golden hour. It reads as "this fall's market, right now" without a word. Already sized for social.
