Social Media Post: Q3 2026 NW Metro Atlanta Market Report
For Facebook, Instagram, LinkedIn - October 15, 2026
Option 1 - Facebook / LinkedIn (longer):
We just finished our Q3 2026 market report for NW Metro Atlanta, and here is the honest headline: prices held mostly flat, and buyers have more room than they have had in years.
What the verified numbers show:
The metro median settled at $387,250 in September, essentially unchanged from a year earlier (Georgia MLS). Cobb County ran near $422,055, up about 0.5%, with a median 47 days on market. Cherokee stayed the steadiest at near $486,375. Paulding's official August median was $365,000, and Bartow eased to about $328,000 with roughly 45% of listings cutting price.
Rates are the real friction: the national 30-year fixed averaged 7.40% for the week ending October 8, the highest since November 2023 (Freddie Mac). But first-time buyers should check Georgia Dream's 6.625% rate with down payment assistance up to $10,000 before they settle on a number.
What it means: buyers in most of our counties can take their time, compare more homes, and negotiate on price and terms. Sellers who price from today's comps and present well still close before the holidays.
The full report, county by county and city by city, with every source listed, is on our blog. We will walk through your numbers anytime, no pressure.
Have a great day.
