Social Media Post: October 2026 Market Report
For Facebook, Instagram, LinkedIn - November 3, 2026
Option 1 - Facebook / LinkedIn (longer):
October is officially on the books for the metro Atlanta market, and the honest headline is this: it kept cooling toward buyers, gently.
The numbers, verified this week: about 4,947 metro closed sales in October, down roughly 15% from a year earlier, with the median sale price essentially flat and active listings up about 6% (Robin Martin & Associates, October 2026). September told the same story: a $387,500 median, 23,006 active listings across the 12-county area, the most in more than a decade, and about 29% of listings carrying price cuts.
Rates are the one bright spot: Freddie Mac's 30-year fixed average eased to 7.24% for the week ending October 29, the second straight weekly decline. And Georgia Dream is still at 6.750% for eligible first-time buyers with up to $10,000 in down payment assistance.
What it means: buyers have more homes, more time, and more room to negotiate than they have had in years. Sellers who price from today's comps and present well can still close before the holidays, but the mid-November deadline is real.
The full report, with every source listed, is on our blog. We would love to run your numbers, no pressure.
Have a great day.

Suggested image: The blog post hero, a warm early-November shot of a quiet tree-lined NW Metro Atlanta street with brick and stone homes, a for-sale sign on one lawn, and maples in full gold and orange at golden hour. It reads as "this fall's market, right now" without a word. Already sized for social.
