Labor Day weekend in NW Metro Atlanta is something special. We have three days of fantastic weather, community festivals, and the kind of slow-down-and-enjoy-it energy that makes this area such a great place to call home.

Marietta - The 40th annual Art in the Park on Marietta Square (Sept 5-7). Over 220 juried artists, live music, childrens activities, and food vendors. Free admission, family-friendly. Bring a blanket and make an afternoon of it.
Acworth - Mimosa Festival in downtown Acworth (Sept 6). Craft beverages, live music, and lake views. Great for a date day or an afternoon out with friends.
Dallas - Paulding Meadows Arts and Crafts Festival at Earl Duncan Park (Sept 6-7). Juried artisans, live music, food vendors, and childrens activities. Free and family-friendly.
Woodstock - Face 2 Face: Elton John and Billy Joel Tribute at Northside Hospital-Cherokee Amphitheater (Sept 12). Save the date for this one.
Kennesaw - Depot Park Farmers Market (Saturdays through August, 8 AM-12 PM). Grab fresh produce, baked goods, and artisan crafts before the season winds down.

Most competitive (12 days on market):
Marietta and Kennesaw. These cities have the strongest demand, driven by Cobb County schools, I-75 access, and established neighborhoods. Multiple offers are common in the $350K-$550K range. Buyers need to be pre-approved and ready to move fast. An escalation clause is almost table stakes here.
Moderately competitive (14 days on market):

More room to negotiate (19-25 days on market):
