It is the question we hear almost every day. And the honest answer might surprise you.

As of late August 2026, 30-year fixed mortgage rates in Georgia are averaging around 6.2% to 6.4%. That is down from the 6.65% to 6.75% we saw earlier this summer, but still a far cry from the historic lows of 2020-2021. Many buyers are wondering if they should wait for rates to fall before making a move.

Here is what the data actually shows:

In NW Metro Atlanta, home values have continued to appreciate even as rates rose. Population growth, job creation, and limited housing supply have been stronger than the dampening effect of higher rates. If you wait for rates to drop by 1%, you might save about $100 per month on a $400,000 home. But if home prices rise even 5% while you wait, that same home costs $20,000 more. It would take years of lower payments to break even on that higher purchase price, plus you are paying rent in the meantime.

Our advice: buy when the numbers work for your life at today's rates, and plan to refinance when rates come down. It is the strategy that has worked for hundreds of families we have guided through this market.

Moving to Georgia from another state? You are not alone. NW Metro Atlanta has become one of the most popular destinations for relocating families in the Southeast. And late August through early fall is prime time for making the move.

Here is what we want every out-of-state buyer to know:

1. Inventory is up right now. Across Cobb and Cherokee counties alone, there are over 1,900 active listings to choose from. That is more selection than we have seen in years, which means you actually have time to compare homes and find the right fit.

2. Sellers are negotiating. With roughly 39% of listings reducing their asking price, buyers have room to negotiate on price, closing costs, and rate buydowns. That is especially valuable for out-of-state buyers who may not be able to tour every home in person.

3. Rates have ticked down to 6.2% to 6.4%, modestly better than where they stood in early August. Every quarter-point drop saves roughly $60 per $100,000 borrowed.
