If you are thinking about selling your home in NW Metro Atlanta, you have probably heard that the market has shifted. And it has. But that does not mean it is a bad time to sell. It means the strategy looks different than it did two years ago.

Here is what the data is telling us about selling right now across Cobb, Cherokee, Paulding, and Bartow counties:

1. Price it right from the start. This is the single most important factor in today's market. Roughly 39 percent of listings across metro Atlanta have reduced their asking price at least once, with an average reduction of about 5 percent. Homes that debut at a realistic, data-backed price sell faster and often for more net proceeds than homes that start high and drop later. In Cobb County, where the median home price is around $430,000 to $450,000, overpricing by even 5 percent can mean your home sits for weeks while comparable homes sell.

2. Presentation matters more than ever. Buyers have choices again. With over 2,800 active listings in Cobb County alone, they can afford to be selective. Professional staging, high-quality photography, and AI-powered virtual tours are not optional extras. They are the baseline. Homes that look their best online and in person command higher offers and sell faster.

3. Consider offering a rate buydown. With 30-year fixed mortgage rates around 6.2 to 6.4 percent, a seller-paid 2-1 buydown can make your home significantly more attractive to buyers. It lowers their payment for the first two years and often costs less than a straight price reduction. We have seen this strategy close deals that would have otherwise stalled on price.

4. Understand your local market. Selling in East Cobb (8 days on market) is a different experience than selling in Cartersville (25 days on market). Marietta has nearly 900 active listings, while Kennesaw has around 85. Pricing, timing, and strategy need to be tailored to your specific neighborhood, not generic market averages.

5. Fall is still a good time to list. Buyers shopping in late August and September are serious. They want to be in their new home before the holidays. The competition among buyers drops off, which means your home can stand out more. And motivated fall buyers are often more willing to negotiate and close efficiently.

Labor Day weekend is just over a week away, and NW Metro Atlanta's communities are gearing up for one of the best holiday weekends of the year.

Marietta: 40th Annual Art in the Park
September 5-7 at Glover Park on the Marietta Square. Free admission. Over 220 juried artists from across the country. Live music all weekend, a Children's Art Alley, the Chalk Spot, Painted Pots, and outstanding food vendors. This is the signature event on Marietta's fall calendar and a perfect introduction to the community. Friday through Monday, 10 AM to 5 PM daily.


Cartersville: Pioneer Days Festival
September 4-7 at Sam Smith Park. $10 admission (kids 10 and under free). Carnival rides, games, arts and crafts, fair food, and Monday night fireworks at dusk. $30 unlimited ride wristbands available. A wonderful small-town tradition that brings together families from across Bartow County.


Acworth: Acworth Mimosa Festival
September 6 in historic downtown Acworth. Ticket purchase required (typically $20-$30). Dozens of mimosa flavors, craft beer and wine, live music, and food from local vendors. An adults-oriented festival with a relaxed, festive atmosphere on Main Street.


Kennesaw: Field of Flags at Kennesaw Mountain
Through September 11 at Kennesaw Mountain National Battlefield Park. Free. Nearly 3,000 American flags across the battlefield, each one representing a life lost on September 11, 2001. A moving and solemn tribute. A meaningful educational experience for all ages.


Woodstock: Farmers Market and Downtown Shopping
Saturday morning at The Park at City Center. Free. The Woodstock Farm Fresh Market runs Saturdays through December, and downtown Woodstock offers string-lit restaurants and boutique shopping that is perfect for a relaxed holiday weekend.


Dallas: Explore the Silver Comet Trail
Grab bikes and spend the day on the paved trail through Paulding County. Multiple access points in and around Dallas. Perfect for families, cyclists, and runners.


Canton: First Friday in Downtown Canton
September 4 at Cannon Park. Free. Live music, extended shopping, and food from local restaurants. Canton's historic downtown is beautifully set along the Etowah River.
