If you have been waiting for mortgage rates to make a big downward move before you start house hunting, here is the honest update for early September: rates have not made that move yet. The national 30-year fixed average sat near 6.66% in the most recent weekly survey, and daily rate trackers are hovering in the 6.70% to 6.74% range. In Georgia, lender-quoted rates have run a bit higher, near 6.875%.

That is not the headline most buyers wanted, but here is what we tell every client: stability is actually useful. When rates sit still, you can plan. It has been posting a 30-year fixed rate near 5.875%, considerably better than today's market rates, plus down payment assistance for buyers who qualify. The eligibility rules are specific to income, household size, credit, and purchase price, so ask a participating lender whether you qualify rather than assuming
